A Description of Boulder CO Real Estate and Cities in the Surrounding Area Boulder, located around 45 minutes Southwest of Fort Collins, and 30 minutes Northwest of Denver, is an excellent place to make a home. Right against the Rocky Mountains in Colorado, Boulder truly has so much to offer those who make their home there. A Boulder house for sale often is the most expensive in the area, but for good reason. For one; it is nearly impossible to construct new homes in Boulder as a result of a moratorium on new home development. The supply limitation has only caused demand to go up (and has driven prices up with the high demand.) Different from surrounding areas (which will be described), Boulder Colorado has the highest employment rates, the most recreation facilities (4 city owned, and dozens of privately owned facilities), the largest trail system and open space, wonderful schools, and certainly -- "The Flatirons" in Chataqua Park. The Flatirons are seen for miles, are used by thousands and thousands of residents and visitors each year, and are viewed all over the world as a landmark of Boulder Colorado. The population on Boulder Colorado is just more than 100,000, and Boulder CO real estate prices begin at approximately $125,000 for a starter 1-bedroom condominium. Prices for single family houses start at about $250,000, and that probably will get you a 3 bedroom, 900 square foot home. As you get closer to downtown Boulder, the higher prices tend to be. Niwot Colorado is another city located near Boulder. Although Niwot is beginning to expand and seeing a lot of custom, and semi-custom home developments, it is for the most part a bedroom community of Boulder. Real estate in Niwot is fairly limited, and average home prices fluctuates a great deal. Average house prices are so erratic primarily due to the fact that at any time, there are just fifty to seventy homes for sale. With such a small number of houses, a few sales on one side of the price scale can notably change the average price for that month. (Most cities and towns have several hundred, if not several thousand homes available, and average prices are far more reliable than when there are just a couple of dozen homes that are available.) Overall, Niwot is a very attractive small town that is as near to Boulder as can be without really being in a Boulder zip code. Around fifteen to twenty minutes away from Boulder via Arapahoe Rd, Baseline Rd, or South Boulder Road -- is Lafayette. Lafayette is one of the fastest growing areas in Boulder County, with Indian Peaks being the greatest part of that development. Lafayette CO homes tend to be as much as 35% lower than prices in Boulder. Along with getting a larger house for the money in Lafayette, residents in Lafayette CO can enjoy a smaller town feeling with draws including family run businesses, fine antique shops, quick access to I-25, and of course, the Indian Peaks Golf Course - one of the most gorgeous public golf courses in the area. If you have thought about having a home in Boulder Colorado, but do not like Boulder home prices, Louisville is about 10 or 15 minutes East of Boulder. There are four very easy routes providing access to Boulder from Louisville; Baseline Road, Arapahoe Road, South Boulder Road, and Highway 36. Additionally with quick access via automobile, Boulder County has a very effective system of transportation, and there are numerous city bus routes into town if you'd rather not drive. Louisville Colorado real estate is on average 15 to 30% less expensive than house prices in Boulder. Though the starting price for a condo or townhome in Louisville is about the same as in Boulder, people get more for their money. It's the same with single family homes. A starter home in Louisville can be obtained for around $250,000, but instead of a 900 square foot house without a garage, you'd probably find a home with 1000 to 1200 square feet with a one to two car garage. Louisville is not merely a suburb to Boulder either. Indeed, many residents of Boulder come to Louisville for the great amenities that the city has, like a movie theater, shopping at Costco and Target, or one of the delightful small town eateries. The second largest city in Boulder County, Longmont has a population of about 70,000. Longmont CO is located around 25 minutes Northwest of Boulder via highway 119 (sometimes called The Diagonal). Different from other Boulder County cities that are quite intertwined with Boulder, a lot of Longmont residents like to consider themselves as independent from Boulder. Longmont has large-scale employers, a system of transportation, great shopping, and has an old town and a new part of town. Longmont has Victorian charmers, as well as new home communities. Overall, Longmont real estate prices are often as much as 35 percent less expensive than prices in Boulder. Prices depend largely on what part of town homes are in.
